BMI has published the 1998 edition of the BMI Building Maintenance Price Book which aims to represent reasonable prices for maintenance and repair work and, as such, provides a realistic and useful source of maintenance cost information for estimating and pricing.

The need to establish realistic competition for maintenance services has increased the use of the BMI Price Book as a schedule for letting work on measured term contracts and for assessing competitive tenders. It can also be used to check contractors' estimates, invoices and claims.

The measured rates section forms the main part of the BMI Price Book, showing the material, labour and total cost of over 1,300 items. In addition, there are sections giving labour constants; current material prices; plant hire charges, and detailed calculations of hourly rates for building operatives.

The introduction covers the main applications of the BMI Price Book, particularly its use in measured term contracts as a schedule of rates. It gives a checklist of information necessary for tenderers; matters to be included in the tender offer, and guidance on how to deal with increased costs.
