Organisations that fail to address their corporate property do so at their peril, as sound strategic property management can have an enormous impact on the bottom line. This is the message from new research published 2 March 1999 by the RICS Corporate Occupiers Group, Gardiner & Theobald and Jonathan Edwards Ltd.

Think Profit, Act Property examines how organisations can manage property so that it works for maximum benefit to their core business.

The report makes case studies of successful property management in four very different organisations: Chase, the financial services company; the Department of Social Security; the London Borough of Bromley; and legal firm, Clifford Chance.

Together, the four case studies illustrate one or more themes that reflect current property management practice. By aiming for more efficient, cost effective real estate strategies, they illustrate how to lead and manage within a strategic business context:

  • Chase shows how a corporate property strategy increases shareholder value;

  • Clifford Chance illustrates how to increase the capacity of a property and improve the working environment;

  • the DSS shows a revolution in the procurement of facilities services;

  • the London Borough of Bromley's 12 years of strategic property policies have added value to the local community

The report's co-author, Marion Weatherhead of Gardiner Theobald, said: "Property goes right to the heart of business. The choices are endless and decisions of strategic importance. Sustainable success comes from making the most of resulting relationships ­ this requires knowledge. Corporate real estate managers are now property experts who focus on corporate strategy, finance and operations management."

Co-author Michael Evans of Jonathan Edwards Ltd said: "A successful property strategy is all about having the right information, knowing where you are going, having the right team approach and putting the strategy into practice. These case studies show that organisations can improve shareholder value, provide flexibility for the future, improve the quality of the working environment, and deliver value for money."
