The average cost of a cinema is £304,000 per screen, according to the 1999 Study of Functional Unit Prices published in the BCIS Surveys of Tender Prices published quarterly.

The functional unit of a building is determined by its use. For restaurants, theatres, educational buildings and the like, the functional unit is given by the number of places, whereas for fire stations and ambulance stations it is given by the number of vehicle spaces. The functional price is calculated by dividing the total building cost (excluding external works with preliminaries apportioned) by the number of functional units for the building. The average functional unit cost of other recreational buildings include:

  • Restaurants £3,400 per place.

  • Opera Houses £5,100 per place.

  • Theatres £4,500 per place.

  • Covered swimming pools £11,500 per person.

  • Squash courts £57,200 per court.

Functional prices are a useful basis for early cost advice where few details are available on the proposed scheme except the number of functional units. The functional price must be adjusted for time, using the BCIS All-in Tender Price Index and for location using the location factors published in the Surveys of Tender Prices.

The Study of Functional Unit Prices contains costs for over 200 building types. The study is contained within the BCIS Surveys of Tender Prices which also includes:

  • Tender Price and Building Cost Index Update;

  • Percentage additions for preliminaries, nominated sub-contractors and suppliers, and dayworks;

  • average £/m2;

  • pricing adjustment factors for location, size of contract, form of procurement, type of work, number of storeys and building type.
