The current average cost of building a general hospital is £954/m2 of gross internal floor area (GIFA), according to The BCIS Surveys of Tender Prices published by the Building Cost Information Service.
Figure 6 shows that, although the mean cost of general hospitals is £954/m2 GIFA, the cost can vary between approximately £370-£2,250/m2 GIFA based on 3rd quarter 1999 tender prices. This is just one example taken from the £/m2 study within the BCIS Surveys of Tender Prices which also includes information on:

percentage additions for preliminaries, nominated subcontractors and suppliers and dayworks;
- •
functional price study;
- •
pricing adjustment factors for location, size of contract, form of procurement, type of work, number of storeys and building type.

The £/m2 GIFA prices provide a means of preparing quick preliminary estimates of the cost of a proposed building for the client. They can subsequently be used as a benchmark for more detailed estimates at a later stage in the design process.
