Troublesome tenants could find their past catching up with them thanks to the UK's first ever register of their behaviour.

The private landlord site LetsDirect.co.uk is gathering the information. Details contained on the register will be made available to other landlords free of charge.

George Ford, Managing Director of the site, said:

There has been, up until now, a big gap in the information that a landlord has access to when weighing up whether to rent a property to an individual.

It is easy enough to find out if someone would be turned down for a credit card, but not if they have previously disappeared without paying their rent or damaged a property.

Landlords will be able to find out if the applicant has a history of good, or bad, behaviour across a wide range of criteria.

Information about a tenant can be entered into the register using a form on the Web site. Landlords will then be able to check on the past history of a tenant using the system.

We will also encourage landlords to register the good tenants that they have had. This will help those people in securing their next property.

Mr Ford added:

Anyone who thinks that the register contains information about them will, of course, be able to request their file and have the details amended if they turn out to be wrong.

The information will include, amongst other things, details of whether the tenant had a history of being noisy, destroying property or paying the rent late.

Mr Ford said:

We run an online community for landlords and have always encouraged them to suggest how we could help them further. This service was requested time and time again and we believe it will be an essential tool in the residential lettings market.
