RICS Report on the Impact of Flooding on Home Values

The 1.7 m homes believed to be at risk from river or coastal flooding in England could see their market value drop by as much as 40 percent, according to a report issued by Royal Institution of Chartered Surveyors (RICS). The effect of flooding risk on house prices is not solely related to the science- based predictions of researchers and government bodies, or even insurers, but more crucially linked to the perception of risk by locally based professionals and members of the public. The RICS report is based on the results of a survey of valuers across the country. The research was carried out by Paul Wordsworth (Liverpool John Moores University), David Proverbs and Adarkwah Antwi (University of Wolverhampton). It was based on a survey of RICS members involved in residential valuations in the Shrewsbury and Severn Valley areas, from Oswestry to Bewdley.
